Knowing how to submit the perfect home loan application can help you start your homeownership journey off on the right foot. Here are some helpful tips to ensure a smooth loan process.

For a Smooth Process

An Inlanta Mortgage loan application is your first step to homeownership! No documentation is needed to submit a loan application, and you will not be required to provide it until you receive a Loan Estimate, but gathering required information now can expedite the loan approval process later. Required documentation will vary, but generally, here is what we will need:


  • 2 years employment history including job titles, dates of employment, employer’s address, and phone numbers
  • Letter of explanation of any changes in employment
  • Pay stubs for the most recent 30 days
  • Copies of W-2s for the last 2 years
  • Copies of federal, personal, and business tax returns for previous 2 tax years, including all W-2s, 1099s, K1s, and all schedules. If filing an extension, please provide extension


  • 2 years residence history, including addresses, dates, and phone number for landlord if renting
  • If you currently own a home, please provide the most recent mortgage statement
  • Name and phone number of your homeowners insurance agent


  • Most recent 2 months or quarterly bank statements for all checking, savings, and investment accounts (all pages, even if blank)
  • Most recent 2 months or quarterly 401K/Retirement statements (all pages, even if blank)
  • Copy of cancelled Earnest Money check when it clears your bank account, along with most recent bank statement showing check clearing
  • Non-payroll deposits—we will need to verify the source and receive explanation for non-payroll deposits to your accounts, including any transfers between accounts (make copy of any check you deposit)


  • Complete divorce decree and/or separation papers
  • Alimony/child support income; proof of receipt may be required
  • Bankruptcy discharge papers (including filings, discharge, and list of creditors)
  • If receiving Retirement or Social Security income, award letter and proof of receipt may be required
  • If any portion of your down payment or closing costs is coming in the form of a gift, please call us, because the documentation required for gifts is fairly comprehensive
  • Once we pull your credit, we may need a signed letter of explanation and/or documentation for any inquiries and/or derogatory credit
  • VA loan: DD214 and Certificate of Eligibility

Tax Day Tips- Make the Most of your Refund

Tax Day is upon us! Hopefully that means you’ve already filed your taxes way ahead of time and have received a big fat check with your name on it. If not, you are among the many Americans who are dealing with the stress and headaches of tax season and filing last minute.

If you are expecting a refund though,  the question remains, what will you do with it?  We’ve put together a few tips to help you make the most of your income tax refund money.

  1. Make a Plan – It’s amazing how quickly an extra thousand or two can disappear if you have not created a plan for the money. If you have not considered where it would be best used – you are more likely to make impulse purchases with your inflated bank balance.
  2. Debt Reduction – Unless you have no debt, you could apply the majority of what you get back towards your debt – especially high interest debt common with revolving credit accounts. Paying down balances with higher interest rates will reduce the interest you pay over the life of the account.
  3. Adjusting Your Withholdings – If you received a large refund, you may be allowing the government to take too much of your money throughout the year. Maybe you just like getting a big check each year. However, paying more on high interest debt throughout the year may be the better option instead of overpaying the government. Consider all your options. A big refund basically means you’ve been giving the government an interest-free loan all year.
  4. Savings – If you have already paid off your high interest debt, consider an emergency savings fund, a vacation fund, or savings account dedicated to your home improvement dreams. A mortgage is generally not considered high interest debt. If you have a high interest rate on your home mortgage – refinance as soon as possible to take advantage of low fixed mortgage rates.

Consider Homeownership – If you have not made the leap to homeownership, a tax refund may serve as a down payment, help you reduce your debt and improve your credit situation, or enable you to purchase necessities for your new home. This Thursday, April 14th, marks the start of an annual spring severe weather campaign to encourage the people of Wisconsin to be prepared for any possible tornados or other severe weather that comes with the season.

For the first time ever on Thursday, sconnies can expect multiple mock tornado warnings to occur throughout the day. ReadyWisconsin, an initiative of Wisconsin Emergency Management, hopes that this will give families and businesses a chance to test their emergency severe weather plans.

Severe weather is unpredictable and inevitable and can happen anytime, anywhere. Being prepared for such emergencies is vital to ensure yours and your family’s safety. Here’s how you can be prepared for when disaster strikes.

Have a plan. First and foremost, it is important to have a plan you discuss with your family, friends, or neighbors on what you will do in the event of an emergency. It is important to discuss how you will communicate, where you will go and how you will find each other.

Have a kit.  Second, it is important that you have an emergency kit in both your home and vehicle. Know who to call. In the event of an emergency, you may find yourself or a family member in need of extra help. Have a list of numbers on hand in your home, car, and tool kit that will put you in touch with medical professionals, local police, fire department, and the number for an emergency response hot line. Sign up for alerts. Stay ahead of any severe situation coming your way by signing up for Wireless Emergency Alerts (WEA). Signing up for WEA alerts will forewarn you of potential dangerous conditions and will alert you when you are in an affected area by sending automatic messages directly to your cell phone. These messages include Tsunami warnings, hurricane/typhoon warnings, tornado warnings, flash flood warnings, and extreme wind/dust storm warnings. These messages will be delivered to users at no charge
